Know What You Need to Qualify

Review the key rental requirements before submitting your application. Having your documents and information ready can make the process easier and faster.

A simple checklist before you apply.

KC Home Rental requires applicants to pre-screen themselves and submit a complete application with all required supporting documentation. The information below reorganizes the current qualification policy into an easier-to-scan format.

Important: Multiple applications may be reviewed when selecting an applicant. If you are applying for a property within Kansas City, MO city limits, different qualifications may apply.

Application Fee & Documents

Each application must be complete and submitted with the required fee and documentation.

$65 application fee per person; the fee is non-refundable.
Every occupant age 18 or older must complete a separate application.
Copy of a valid government-issued photo ID.
Two most recent paystubs or two most recent bank statements.
Self-employed applicants: last two years of business and personal tax returns.
Other income must be supported with appropriate documentation.

Income Requirements

The household must have verifiable gross income equal to or greater than 3× the monthly rent.

Exceptions based on compensating factors may be considered on a per-application basis.

Credit Requirements

The standard minimum credit score is 600. Lower scores may be considered with a co-signer, additional deposit, or another agreed-upon circumstance.

400–599: Disqualified
600–649: Considered with stipulations
650–700: Considered
700+: Highly considered

Rental History

Previous landlord contact information is required. Failure to provide valid contact information may void the rental application.

Security Deposit

A standard security deposit is equal to one month of rent.
The deposit is required within 48 hours of approval.
No security deposit is collected if the application is denied.
The deposit is not rent and does not apply toward the first or last month.*
All money due must be collected before move-in unless otherwise agreed in writing.
A $300 cleaning charge is taken from the deposit at the end of the lease.

Pets

Many KC Home Rental properties are pet friendly. Additional pet fees and pet rent may apply depending on the property. Know more about pets policy

Reasons an Application May Be Denied

Eviction within the past 5 years.
Registration as a sex offender.
Certain criminal background findings, including violent crimes, sex offenses, domestic violence, or weapons-related offenses.
Unpaid debt or collections reported by financial institutions, collection agencies, previous property owners/managers, or landlords.

Exceptions may be considered based on the type and age of an offense; applicants should provide relevant details when applying.

Before You Sign a Lease

Standard leases are a minimum of 12 months; longer terms may be presented during winter months.
Application fees are non-refundable.
Periodic property walk-throughs may be conducted and documented with photographs shared with the landlord.
Late fees and lease terms are non-negotiable.
If renting sight unseen, KC Home Rental strongly recommends having a trusted person tour the property on your behalf.
When multiple applications are received, applications may be presented to the property owner for approval or denial.
